Unit fees & pricing

Our villages make for a perfect downsizing option with the ability for home care packages.

The affordability of our independent living units, coupled with the option to receive home care packages up to level 4 within the village, makes our villages an excellent choice for those looking to downsize without compromising on quality of life. Many of our village residents are enabled to stay in their units until the end through the support of their home care packages.

There are several options for renting or licencing independent living units and costs vary accordingly. As pricing can be subject to change, please contact the Forest View Care Business Manager to confirm costs and to have a chat regarding availability.

Rental units

Independent living unit rents are reviewed annually in line with the CPI (Consumer Price Index). Rental fees include all maintenance of the unit and outdoor areas, rates and insurances. The only additional outgoings are electricity and phone/internet costs.

Rental Prices (as of 1 April 2024)

  • Standard one-bedroom unit: $520 / fortnight
  • Brick one-bedroom unit: $560 / fortnight
  • Two-bedroom unit: $620 / fortnight

Services Australia rental assistance is available for eligible tenants.

Licensing a unit

Another option is to buy a license for an independent living unit. As units can’t be purchased outright, licensing is the closest thing to making a unit yours and there are several ways to go about this.

Pricing for licensing starts at $94,500 onwards. As there are three (3) options available, we recommend talking with the Retirement Village Manager to discuss which may be the best one for you. 

A maintenance fee of $202 per fortnight is required for those with a license. 

Those with licensed units form the resident's committee in the village and shape how it is run.
